GENERAL SUMMARY/ OVERVIEW STATEMENT:

Responsibilities include managing 3 to 5 direct reports, supervisory staff that is responsible for the systems and procedures that monitor and control the hospital plant.

Must possess strong interpersonal skills; capable of instilling and encouraging a collaborative environment for B&G personnel and their clients. Must possess team building skills and attention to detail. Promote an atmosphere that welcomes and listens to all suggestions of staff; foster the creativity and initiative of staff. Implement procedures that will improve the department service. Collaborate with MGH Utilities & Engineering Department and MGH Planning Office to improve plant operations, upgrades, and renovations.

Assuring the proper balance of resources is allocated to hospital operations and maintenance as well as capital projects. Ensures compliance with regulatory codes. Act as an intermediary between the hospital and regulatory agencies such as TJC, CMS, DPH, City, State, and Federal.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

  • Works with other B&G management team members to technically develop O&M practices that enhance and ensure the mission and vision of the department.
  • Implement and analyze key performance metrics including work schedule, financial and customer service performance.
  • Consistently evaluates the building system O&M processes and tools; introduces and advocates enhancements and improvements.
  • Continuously work to establish a strong working relationship with Utilities & Engineering Department. Make constructive suggestions to improve the efficiency of the plant and assist in implementing them.
  • Collaborate with B&G managers to provide QA/QC on key process documents issued by staff, including work orders, and problem reports, key customer communication, etc.
  • Work collaboratively with outside entities - consultants, engineering and architectural firms, contractors, regulatory agencies, and other health care facilities.
  • exercises authority delegated by assistant director to plan and carry out activities designed to ensure that hospital is compliant with regulatory agencies such as TJC, NFPA, DPH, OSHA, BFD, and CMS and other statutes.
  • Oversee and assure compliance with hospital and departmental policies pertaining to employment, training, and corrective action
  • Performs special projects and other duties as assigned

    SUPERVISORY RESPONSIBILITY:

    • Directly supervises 3 to 5 supervisory personnel.

    FISCAL RESPONSIBILITY (if applicable):

    • $5 million operating and/or capital budget

    SKILLS/ABILITIES/COMPETENCIES REQUIRED:

    • Must have strong interpersonal and communication skills.
    • Must be a TEAM builder encouraging and supporting a collaborative environment not only within B&G but throughout the hospital in all proceedings.
    • Must have analytical abilities necessary to find solutions to complex technical problems.
    • Strong knowledge of mechanical, electrical, and plumbing buildings systems.
    • Strong understanding and the ability to review and develop ICRA & ILSM procedures for projects.
    • Requires knowledge of all applicable codes and regulations of accrediting and governmental agencies.
    • Management skills and abilities: effective delegation and follow-through, productive involvement in business meetings including chairing the meetings, effective development, and delivery of presentations to a wide range of audiences.
    • Mentor supervisory staff on improving their supervisory skills and effectiveness.
    • Ability to manage and report on asset performance analysis, financial performance, and customer satisfaction.
    • Strong time management and organization skills.

      WORKING CONDITIONS:

      • Works throughout the Hospital including roofs and equipment areas where there is occasionally exposure to extreme dust, dirt, heat, noise, and occasionally outside elements depending on construction site.


      Qualifications
      LICENSES, CERTIFICATIONS, and/or REGISTRATIONS:

      • Master license preferred in one of the MEP trades or MA Builders License

      EDUCATION:

      • Bachelor's Degree preferred
      • An equivalent combination of education, training, and work experience may be acceptable.

      EXPERIENCE:

      • Minimum of 10 years experience in related field of building systems or facilities management. Healthcare preferred.
      • Experience in the direct supervision of multiple trades and supervisory personnel.
      • Proven experience with O&M budgets to $3-10 million size range.
