Under the direction of a Senior Project Manager, and working collaboratively with hospital administrators and users, the Project Manager will direct architects, engineers, and contractors in the development of project feasibility, budget, design and construction improvements to existing ambulatory, research, teaching and administrative facilities.

Duties and Responsibilities:

  • Responsible for managing all activities from beginning to end of the project. Project phases include feasibility studies, program development, design, engineering, and construction. It is the Project Manager's responsibility to ensure the successful completion of the project within established time and budget parameters. This includes, but is not limited to: managing architects, engineers and other consultants, conducting regular project team meetings, reviewing space programs, designs, and plans for adherence to client goals and MGB standards, monitoring project schedules, communicating with users on design or schedule changes, negotiating CM construction scope and cost, coordinating with other MGB departments such as MGB Digital on voice and data communication, coordinating the delivery and installation of Owner furnished equipment including furniture, preparing and monitoring punch lists, and coordinating all tasks necessary for occupancy.
  • MGB has a presence in more than 400 different addresses. The PM is responsible for projects across the MGB system typically ranging from $500K to $10M project cost. Projects in both leased and owned properties including urgent care centers, primary care offices, physical therapy, instructional facilities, administrative offices, research facilities etc.
  • Work as a team member assisting senior staff and consultants in the pre-construction planning process including evaluation of proposed sites, survey of existing mechanical systems, establishing scope of work, formulating work plans, and developing cost estimates and project schedules.
  • Assist in the development of project budgets and monitor project expenses to ensure that costs conform with project budget. Anticipate potential cost overruns and communicate justified budget changes with manager and project team. Devise alternative construction and/or design solutions in support of cost containment.
  • Work with MGB departments and clients/users to ensure that projects are programmed to meet their scope, schedule and budget requirements; communicate frequently with clients to ensure their understanding of project risks to be managed and to level-set project delivery expectations.
  • Contribute professional expertise to overall project administration and guidance to the consulting architects and engineers during all phases of project design and construction.
  • Ensures that the project is being designed to meet all applicable regulatory requirements, a contractual obligation of the design team.
  • Evaluates construction bids and recommends award of construction contracts.
  • Reviews and approves applications for payment, change orders and purchase orders for furniture and equipment and related owner furnished items.
  • Effectively monitors activities of the construction team for compliance with hospital safety and ICRA requirements.
  • Schedules shut-downs, tie-ins and in-house activities with the hospital or owner of the leased property.
  • Ensure completion of all post-construction requirements for occupancy, including required certificates, inspections, and insurance confirmations.
  • Coordinates move-in activities with user department and move coordinators.
  • Become proficient in the use of MGB and Real Estate & Facilities systems, processes, and applications in support of the efficient delivery of projects and the accurate capture of project data.
  • Informs supervisor of status and issues of construction projects and maintains complete project files throughout project close-out.

Qualifications
Qualifications:

  • Bachelor's degree in Architecture, Planning, Engineering, Construction Management or related field.
  • Minimum of three years of progressively more responsible experience in a related field such as architecture, project management, planning or facilities management. Experience managing healthcare and institutional construction projects a plus.
  • A combination of education and experience may be substituted for requirements

Skills/Abilities:

  • The ideal candidate will have demonstrated an ability to manage projects of similar types and complexity to successful completion. Clients and references will consistently note the high level of service and clear communication from beginning to end. The candidate will have actively led project teams, will have elicited excellent service from collaborators, and will have addressed the changing needs and expectations of users and collaborators while keeping the project within budgeted time and cost parameters. Attention to detail is required and a commitment to collaboration is essential.
  • A good working knowledge of building, mechanical, low voltage and security systems required.
  • A good working knowledge of contemporary process and management tools including lean practice methodologies as applied to design and construction, Target Value Design, Pull Planning, Choosing by Advantage, etc.
  • Strong interpersonal skills to deal effectively with individuals and groups at all levels of the organization as well as consulting architects, engineers, and contractors. Must be able to balance and effectively resolve conflict between construction requirements of MGB, requests of the client, and the realities of construction schedule and cost.
  • Administrative and organizational skills to manage multiple projects and teams of moderate project scope. Must be able to effectively oversee all aspects of design and construction and prioritize time and resources to provide guidance in a timely manner so as not to interrupt the scheduled flow of work.
  • Analytical and problem-solving skills to anticipate and resolve issues that may affect conformance with design specifications, budget allocations, and ability to meet construction deadlines. Expectation that the PM will use sound judgment and professional skill to bring about workable solutions.
  • Working knowledge of typical office and project management applications including: MS Office (Word, Excel, Powerpoint), project management software (Procore, Unifier, Timberline, Primavera, MS Project), financial management software (PeopleSoft) and design software (AutoCad, Revit, SketchUp). Training is available for most of these systems.
  • Ability to successfully negotiate and collaborate with others of different skill sets, backgrounds, and levels within and external to the organization
  • Strong problem solving and negotiation skills
  • Ability to effectively conduct meetings, both formal and informal
  • Requires minimal direction from leadership and possesses the ability to learn quickly

Supervisory Responsibilities:

  • No direct reports; the incumbent will direct or oversee the work of various consultants and/or administrative staff as needed.

Working Conditions:

  • Local travel to Mass General Brigham sites
  • The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Normal office working conditions. The noise level in the work environment is quiet to moderate.
  • The location of work will be divided between the MGB Real Estate office at 399 Revolution Drive, Somerville, consultant's offices, and active construction sites. Exposure to hazards usually associated with active construction activities is to be expected. Health and safety risk is significantly reduced when appropriate attire and personal protective equipment is worn, and work site safety precautions are followed.
