As a multisector General Contractor with projects ranging from just 1,000 SF to ground up developments over 1000,000 SF.
What You Will Be Doing - You'll be working on a 2 year Multifamily complex in Fairfield that is valued at $45 Million
- Manage projects as required by permits, governmental codes, and established construction standards.
- Review plans and specifications to ensure they meet project design requirements, building code and
budget.
- Prepare budgets at appropriate milestones and intervals.
- Bid out the project and prepare detailed subcontractor "scope of work" packages.
- Evaluate bids and buy-out subcontracts.
- Prepare subcontracts per company standards, including insurance requirements, and schedules, which
meet project obligations.
- Direct architects, engineers, consultants, and contractors activities to meet project schedules.
- Control project costs within the approved budget.
- Develop, maintain, and manage the project schedule.
- Work with project staff to have a cohesive effective team.
- Close out projects with contractors, make sure punch-list is completed in a timely manner and provide
the owner with all warranties and operations manuals.
What You Need for this Position - Bachelor's Degree in Engineering, Construction Management, Architecture, or related field of study
- 5+ years of GC-level experience in commercial construction (preferably, with demonstrated experience
on projects up $20-25 MIL and local building experience)
- 3 years minimum supervisory experience as a Project Manager on ground up wood frame, podium, and
other Type I projects
- Knowledge of construction management theory and practice
- Proficient with MS Project, Microsoft Office, and general computer software
- Intermediate to Advanced skills with Blue Beam and MS Excel
- Work scope requires complete understanding of cost estimating, budgeting and forecasting
