Overview

The Senior Land Coordinator provides support to the Land Acquisition Department of Beazer's Maryland/Delaware Division for the acquisition and set up of new home sites and communities, including organization and coordination/communication of information for purchase contracts and related documents, due diligence for real property acquisitions, land closings/settlements, purchase contract maintenance/administration (e.g., tracking deadlines), and administrative tasks relating to organizing and operating Homeowners Associations (HOAs) for new communities. Duties are performed approximately entirely in the Division's office in Elkridge, Maryland, with occasional site visits.

Primary Duties & Responsibilities

  • Provide essential administrative support to the Land Department for the purchase and development of home sites. Duties may include but are not limited to the following:
  • Prepare Land Acquisition Requests; may maintain log of lot closing requests and schedules for same.
  • Set up Homeowner Associations (HOAs), record HOA documents, develop packages for Sales Department describing HOA and architectural review committee roles, interview and arrange future management firms when HOAs are liquidated.
  • Perform general administrative duties including preparing and following up on correspondence, requests, schedules and reports, legal documents, confidentiality agreements, expense reports, memos and other similar documents; processing mail and circulating industry information as received.
  • Researches and resolves issues; liaise with other departments, municipalities and staff.
  • Assist other Coordinator(s), troubleshoot systems issues and develop/generate "ad-hoc" reports from systems to support Department.
  • Performs other duties as assigned and may include providing administrative support to other department(s).


Education & Experience

  • Coursework and/or degree from accredited college or university in relevant area. (Experience may waive Education preference.)
  • At least 3-5 years' experience working as real estate paralegal or similar role, preferably with experience in new homes construction.


Skills & Abilities

  • Perform administrative tasks relating to the preparation of purchase agreements with land Sellers.
  • Assist with the preparation of requests for approvals from Corporate Land Acquisition Review (LAR) committee through the due diligence period.
  • Administrative assistance with all aspects of due diligence for land acquisitions.
  • Coordinate and organize all set up, operation and turnover of homeowners' associations and condominium associations, including document management and communications with Sales Department and Corporate Legal Department.
  • Oversee administration of executed contracts (e.g., track deadlines and performance of contractual requirements by each party).
  • Perform general administrative duties including preparing and following up on correspondence, requests, schedules and reports, expense reports, memos and other similar documents; processing mail and circulating industry information as received.

Technical Knowledge & Experience

  • Detail-oriented with strong organizational skills to coordinate with others to complete of required tasks in timely manner.
  • Strong communication skills (written and verbal) and ability to deal with individuals at all levels and to solve problems.
  • Knowledge of Business English and related correspondence formats (position requires extensive follow-up on all correspondence).
  • Proficient in standard business computer software for word processing, spreadsheets, and presentations .
  • Ability to answer and direct calls on multi-line telephone console.
